USLA INTERNATIONAL -

DISCOUNTED NOTE PURCHASE GUIDELINES:

 FINANCIAL ASSET (NOTE/LOAN) TYPES WE BUY, AT A DISCOUNT, INCLUDE:

  • Mortgages

  • Trust Deeds

  • Land contracts/Contracts for Deed

  • Hard Money loans and Bridge loans (short-term loans), selectively

  • Asset-backed debt must be secured by business assets or real estate (residential, commercial or industrial)

  • Other Asset-backed debt considered

 

 

 RESIDENTIAL LOANS/NOTES (1-4 units):

  • STRUCTURE TYPE: Existing single-family residence, duplex, triplex, 4-plex, condominium, townhouse, and manufactured (mobile) home WITH land only

  • PREFERRED ESTIMATED MARKET VALUE of collateral, single-family residences (SFRs) loans/notes: $100,000+

  • For Hard Money Loans, preferred Fair Market Value for collateral of $200,000+ with LTV of 65% or less

  • UNPAID BALANCE (UPB): From $75,000+, for single loan.  From $5,000,000+ for a residential, senior loan portfolio.  Will consider lesser valued portfolios, selectively.  Will consider portfolio ($1M+) of junior loans, selectively, but, must include current information and status on senior position loans

  • DOWN PAYMENT: Owner-Occupied, we prefer at least 10% CASH (hard equity) down payment, owner-occupied.  15% CASH down payment on non-owner occupied properties

  • PREFERRED INTEREST RATE: 9.00%+.  We will consider loans with lower interest rates, selectively

  • GEOGRAPHIC FOCUS: Nationwide.  We will not accept collateral located in rural areas

  • LOAN SEASONING: We prefer 3+ months of payment history.  Will consider 1-month seasoning if it has 10%+ cash down payment

  • BORROWER(S) CREDIT:  We prefer at least a 650 credit score for owner-occupied.  A higher credit score needed for non-owner occupied.  Lower credit ok with strong seasoning and meeting other underwriting criteria (range 550-800)

  • We buy notes and loans not meeting our preferred criteria, depending or other underwriting factors but our secondary market-based discounted price may be affected

 

 

 

COMMERCIAL & INDUSTRIAL (C&I) LOANS/NOTES :

  • STRUCTURE TYPE: Existing, free-standing building.  Owner-Occupied or Non-Owner occupied 

  • COLLATERAL PROPERTY TYPES INCLUDE: apartment building (5+ units), office building, hospitality building, retail shopping center (open-air or mall), and other CRE assset types

  • Loan Type(s):  Seller-financed; bank-originated; hard money/short-term loans (bridge loans; mezzanine loans); construction-to-permanent loans.  Other types considered
  • UNPAID BALANCE (UPB): USD$5 Million+.  Will consider $2 Million+.  We can purchase portfolio (UPB: $10 Million +) of loans, performing, non-performing

  • DOWN PAYMENT: We prefer at least 20%-30% hard equity, with cash down payment  

  • PREFERRED INTEREST RATE: We prefer at least a 10.00% rate. Lower rated loans considered selectively. 30-year amortization. 7-year balloon notes are of interest

  • GEOGRAPHIC FOCUS:  Nationwide

  • LOAN SEASONING: Prefer 12+ months of payment history.  Will consider 3-month+ seasoning, based on location/collateral type & condition/note terms/borrower's credit

  • BORROWER(S) CREDIT:   We prefer 720+ credit score for owner-occupied.  For non-owner occupied, a higher credit score is needed

  • For Performing Commercial/Industrial loans, we consider loans from all 48 states.  Also HI, AK, and Puerto Rico (UPB: $2 Million+)

  • USLA International buys loans not meeting our preferred criteria subject to other underwriting criteria, but pricing may be affected

 

  

LAND NOTES/CONTRACTS/DEEDS (Improved/Unimproved):  --  WE BUY THESE TYPES OF NOTES SELECTIVELY  --

  • TYPE: Raw/Vacant, Improved or Buildable tract/land lot

  • We will consider single or portfolio of Non-Performing Agricultural/Farming loans/notes  (UPB: $500,000 + per loan)
  • UNPAID BALANCE (UPB): $75,000+, per note.  Single, one-off or loan portfolio.  Primary, Secondary and select tertiary markets with strong demographics

  • DOWN PAYMENT: We prefer to see 30%-50% CASH down payment.  Will consider loans/notes with lower down payment, at minimum 10%, but pricing will be affected.

  • PREFERRED INTEREST RATE: We prefer 10.00%+, 30-year amortization, 7-year balloon.  Lesser interest rates considered selectively

  • GEOGRAPHIC FOCUS: Nationwide

  • LOAN SEASONING: We prefer a 12-month payment history, but will consider 6-month-plus seasoning

  • BORROWER(S) CREDIT: Borrower should have good (650+) to excellent credit

WE PREFER THE FOLLOWING DOCUMENTS & INFORMATION FOR A PROMPT BUY QUOTE:

  • Copy of a signed promissory note, contract or agreement

  • Copy of recorded deed
  • Copy of the Settlement/Closing Statement

  • Borrower's payment history (submit entire history if under 2 years of seasoning).  For seasoned or multiple loans, at least 12 months of payment history

  • Borrower's information and credit score, if available

  • Indicate the type of purchase you prefer:  Full purchase, Partial purchase or Split purchase

  • Include the reason why you are selling and your pricing expectation

  • When submitting subordinate/Junior single, one-off or pools, include loan details on the senior/primary loan and its current loan status

  • Portfolios:  Send us your data tapes and we will reply with our competitive and best pricing offer

 

USLAI will pay for standard closing costs

Acquisition/Purchase transaction can take, on average, 2-4 weeks, from receipt of documents for due diligence review
