Direct buyers prefer to evaluate OFF-MARKET commercial real estate assets, which must not have been an previously an on-market listed asset (MLS/ Exchanges/Marketplace), within the past six months before its off-market listed status

GENERAL CRE ACQUISITION GUIDELINES:

  • Off-market CRE investment size, most types of assets:  USD$10 Million-Plus. Prefer USD$20M+  No maximum.  Single asset or Portfolio.
  • A few buyers seek distressed properties or with financial situations allowing for opportunistic buyers to help. Major MSAs.
  • Multifamily - Classes: A, B (primary/secondary MSAs).  Will consider Class C.  Seeking Core+/Core, Value-Add, Opportunistic, or Stabilized
  • Multifamily apartment complexes (all types: market rate, affordable/LIHTC, workforce, student housing, senior housing).  New completed development/construction acceptable. 100+ doors preferred.
  • Office buildings.  Primary/Secondary markets, in major CBD areas. $20M+, 100,000+ SF.  Also, properties for adaptive re-use, for conversion to residential of at least 150 units.  
  • Mixed-Use.  Retail/Office. Other combinations considered
  • Retail buildings or shopping centers, including low vacancy shopping centers and vacant boxes (considered selectively). Shopping center: 150,000+ SF
  • Hospitality properties.  From 2-star to 5-star hotels. Minimum 100 keys.  Boutique-class properties considered. Also, hotel properties for adaptive re-use, for conversion to residential (150+ keys)
  • Industrial/Manufacturing buildings.  Vacant buildings; Environmental issues; most other types or situations considered
  • Alternative real estate (single-family home portfolios (75+ SFRs), manufactured home parks (100+ sites), self-storage facilities (100+ spaces), garage facilities, and more)
  • Investment type: fee simple, sale/leaseback.  A few seek ground-up investments and STNL with national/regional tenants with excellent credit. USD$10M+
  • A few will consider CRE assets in international locations.
